If you're looking to buy a home in the Shreveport/Bossier market, you could almost say 'pickins are slim.'  But if you are looking to sell your home, this might be the best time to put your home on the market.

The Shreveport-Bossier property market remains a tight real estate market due to lack of new and/or affordable inventory.  The local market traditionally has about 2,000 available houses for sale in a spring sales season.   However, recent all time sales years and a reluctance of many home owners now locked into COVID era record low interest rates, many below 4%, have combined to cut that availability in half to about 1,000 active listings.
This inventory crunch is even more apparent in popular areas of Bossier and DeSoto with newer homes and excellent schools.  Housing remains a struggle for many first time buyers and expected interest cuts in the coming months may only make housing harder to find as more buyers reenter through market.
If you're looking to sell right now in Louisiana, the best places you can be are in either Baton Rouge, Shreveport, or Lafayette. Of all the parishes in Louisiana homes in Lafayette are selling the fastest.

1- Lafayette Parish

The average number of days a home stays on the market is 61, with a median sale price of $248,000. We're also in a really good place here in Shreveport/Bossier City, where we come in at number two on this abbreviated list. Not surprisingly, Bossier Parish leads Caddo Parish when it comes to selling homes.

2 & 3- Bossier & Caddo Parishes

In Bossier Parish, the average time on the market was 64 days with a median price of $246,600. Meanwhile across the Red River in Caddo Parish and the city of Shreveport homes there were on the market for an average of 71 days for a median price of $177,950.

4- East Baton Rouge Parish

The Baton Rouge area is the other part of the state where housing sales are brisk. East Baton Rouge Parish was actually number four on the top five list with an average market time of 70 days and a median price of $265,820.

5- Lincoln Parish

While right down the road in Livingston Parish homes were listed on the market just one day less than in East Baton Rouge Parish. The median price in Livingston Parish was $240,000. 

As the purchase of a home will probably be the largest purchase one will make, you are encouraged  to employ a trained professional in your real estate transactions. Unless you're a real-estate attorney, you probably won't be familiar with the complicated 'ins & outs' of the real-estate world, and would most likely be better served being guided through the process by a professional.
